Sugarhouse Studios is a studio and events space on Stratford High Street, built and managed by Assemble. The building combines space for private creative practice alongside wood and metal workshops, a kitchen and bar and a flexible events and project space.

We are currently inviting interest from designers, makers and creative practitioners to apply for a studio in Yardhouse – a new purpose built extension to Sugarhouse Studios that provides affordable space to young makers and seeks to support an expanded range of public events, exhibitions and workshops in Sugarhouse Studios.



 Yardhouse is a purpose built 2400sqft building offering affordable workspace for makers of all disciplines, supported by the LLDC. It is currently under construction and will be complete by April 1st 2014.

The building is constructed with a barn-like timber frame, offering generous proportions, natural light, high ceilings and ease of adaptation. It is made up of 16 equally sized studio spaces over two floors, each occupying a bay of the timber frame and opening onto a central shared double height assembly space. Studios are provided without partitions, but tenants are free to adapt their space to suit their practice, combining adjacent units or enclosing their space for greater privacy.

 Yardhouse provides affordable space for tenants to pursue their practice and work in a collaborative environment with other designers and makers. Group exhibitions will be held in Sugarhouse Studios and tenants are invited to develop their own proposals for events and exhibitions.


Each bay of the building measures 4 x 3m (12m2 or 129sqft). On the ground floor these have a floor to ceiling height of 4m and upstairs they have a ceiling that slopes from 3.3 to 4.5m. Tenants are able to take 1 bay or combine several adjacent bays, to create rentable studios of the following sizes:

1 bay – 12m2 (129sqft) – £40/week
2 bays – 24m2 (258sqft) – £80/week
3 bays – 36m2 (387sqft) – £120/week
4 bays – 48m2 (516sqft) – £160/week
Prices include all service charges but exclude electricity.

In the centre of the building is an 8m high shared assembly area that doubles as circulation space. Tenants are free to use this space to work on larger pieces as long as they do not block access routes. In the yard that the studios front onto, there is a 40m2 dedicated outdoor work area, along with vehicle access for deliveries and collections.



Yardhouse has been set up to provide a sociable and collaborative working environment for a wide range of disciplines. Studios will be allocated to ensure the building houses a mix of different working methods and practices. Yardhouse is not seen simply as ‘space for hire’ but as a platform for collaboration, dialogue and skill sharing between makers.

The space is managed by Assemble, a multi-disciplinary architecture and design collective, and all rental income will be reinvested in the building, its facilities and supporting the range of creative activities it houses. This will cover events, exhibitions, publications and small commissions.



Yardhouse tenants are offered use of a 100m2 project and events space with kitchen & bar within Sugarhouse Studios for larger construction projects, installations, exhibitions and events.  Pricing will depend on the nature and length of proposals.

For a small daily charge, tenants will be able to use a range of power and hand tools in the onsite workshop along with a  limited number of woodworking machines (bandsaw, disc sander, pillar drill, chop saw). Full-time carpenters and woodworkers will be offered full access to WorkshopEast’s professional woodworking machinery (Brand New SCM Sliding Table Saw, Band Saw, Spindle Moulder, Planer & Thicknesser) for a charge of £200/month. An affordable carpentry and fabrication service will also be offered.



Initially, studios will be allocated by an application process. There is a simple form to complete so we understand a bit more about what you do. Our aim is provide for a real mix of disciplines and applicants who demonstrate that they can make good use of the facilities in Sugarhouse and the opportunities for collaboration presented by this shared work environment will be considered favourably.
